Application Process

Building Control have provided an on-line application form for submission. Choose from the options below for a brief explanation of the process involved. Visit the application forms section of Building Control to access a PDF copy of the Building Control Northern Ireland application form.

Full Plans Route

Anyone intending to build, alter or change the use of a building is required to comply with Building Regulations. The first decision to be made is whether to choose the 'Full Plans' route or the 'Building Notice' route; the majority of building Regulation applications being by way of a Full Plans submission (the Building Notice route only applies to domestic building). If the Full Plans route is chosen then the following procedure applies:

Building Notice

For any domestic application - for example the erection of a house, extension/alteration to a house, a roofspace conversion or installation of a service - it is not obligatory to provide plans for assessment by Building Control. If preferred, it is possible for applications to satisfy their statutory obligations by making a Building Notice application.

Regularisation Certificate

Until recently, Building Regulations made no provision for the approval of authorised work. This created problems in the conveyancing of property when such work was identified. This issue was addressed by the introduction of the Regularisation procedure whereby unauthorised work could be certified by Building Control, bringing it in line with the relevant Regulatory requirements.
